EBRD arranging €30 million loan for two Croatian superyacht marinas

August 29, 2014

Written by Zuzana Bednarova

The European Bank for Reconstruction and Development (EBRD) is arranging a €30 million loan for Marina Dalmacija as well as Marina Borik, two fabulous Croatia yacht charter destinations, nestled in the Eastern Mediterranean. The loan will go for the refurbishment of the two superyacht marinas’ facilities, which have a key role in boosting nautical tourism along the coast of Croatia.

The loan will be syndicated with €10 million provided by the EBRD and €20 million by the syndicate lenders Privredna banka Zagreb d.d. and Erste & Steiermärkische Bank d.d., each participating with €10 million.

With a contribution of 14 per cent to the country’s GDP, tourism is one of the key sectors of Croatia’s economy. The potential for nautical tourism is seen as particularly high, but to realise the potential of this asset significant private sector investment and know-how are needed to upgrade and expand the existing infrastructure and bring it up to international standards.

Marina Dalmacija and Marina Borik are owned by Doğuş Holding A.Ş, a leading private Turkish company with significant experience in marinas. Doğuş fully acquired the two Croatian marinas in 2012 and they form part of the group’s ambitious development plans. While Marina Dalmacija, located in the town of Sukosan, offers 1141 sea berths, Marina Borik is a small boutique marina located in the west end of the historic city of Zadar.

With youth unemployment in Croatia at one of the highest levels across the EBRD region, the project will also seek to provide training and employment opportunities for young people. The aim is to address the persistent skills mismatch and gap in progression from training to employment for young people in the country. To address this issue Doğuş will provide training programmes for graduates and young people based on best international practice.

Claudia Pendred, EBRD Director for Property and Tourism, said: “We support the development of the tourism infrastructure in Croatia because it is a key sector for the country and it has large potential. The know-how and expertise of our partner Doğuş will be critical to bring standards to a new level which will attract local and international guests.”

Vedrana Jelušić Kašić, EBRD Director for Croatia, said: “This is a very important project for us because it combines several issues like supporting the tourism sector, inspiring the local financial market and tackling youth unemployment. These are all elements which can contribute to Croatia’s return to sustainable growth and the EBRD is proud to be part of such efforts.”

Hüsnü Akhan, CEO of Doğuş Group, said: “Doğuş Group is one of the first Turkish investors that believe in the potential of Croatia. Within our 8 sectors, we are attaching great importance to tourism and especially marina business with our D-Marin Marinas Group brand. Doğuş Group has a primary focus to develop marina facilities that promotes recreational yachting and provides critical waterfront infrastructure that allows community access to the natural waterway. The Group also develops sustainable businesses that encourage local young employment and growth within the economy. We will be using this financing to refurbish our facilities in the marina in order to increase the existing high standard service quality for our guests and customers. We are very happy to realize this investment project with the support of EBRD and with other lenders Privredna banka Zagreb d.d. and Erste & Steiermärkische Bank d.d.”

Ivan Gerovac, PBZ, member of the Management Board, said: “It is our great pleasure to participate in this syndicated loan for Marina Dalmacija and Marina Borik. PBZ has been active for many years in establishing and supporting programs aimed at the further development of Croatian tourism and this investment will certainly contribute to its upgrading, especially for nautical tourism, thus enabling an even higher quality of service in accordance with international standards.”

Martina Serdarušić, a.d. Head of real estate finance department of Erste & Steiermärkische Bank, said: “Erste Bank Croatia traditionally pays special attention on tourism as one of the key and most progressive business segments in Croatia. Therefore, the Bank wants to provide financial support to all well-grounded and long-standing, sustainable projects in this particular area. Marina Dalmacija and Marina Borik have large potentials to further boost nautical tourism in Croatia and we are glad to take part in this loan syndicate.”

The EBRD has been active in Croatia as an investor since the country’s independence and has invested some €2.9 billion in almost 160 projects to date. The Bank’s activities include all sectors of the economy and are especially strong in infrastructure, corporate, financial institutions and energy.

Flisvos, located a mere 6km from the centre of Athens, is Greece’s first exclusive marina to offer a large-scale mooring capacity for megayacht owners. It features 303 berths, 50% of which accomodate yachts with a length in excess of 35 metres. Its acquisition dates back to December 2012 and was followed, early this year, by that of the remaining Hellenic marinas.

Also located near Athens, Zea Marina represents another starting point to the Aegean islands, the Saronic Gulf and Crete, and is the natural home of large-sized yachts. The two remaining facilities are both ideal ports of departure for cruises in the Ionian and the Adriatic seas: Lefkas is situated right in the heart of the enchanting Ionian archipelago, while Gouvia, on the island of Corfu, is the largest marina in Greece in terms of berth capacity (with a total of 1,235 moorings plus 520 dry berths).

Doğuş Group’s CEO Hüsnü Akhan drew attention to the fact that all coastline countries are interested in yacht and marina management, which are closely, linked to the tourism, maritime and transportation industries. “One of the main reasons for this is the economic income that it generates in various areas. Compared with other Mediterranean countries, Turkey is surrounded by three seas and therefore has the potential to become the top yachting region in the global sea tourism industry” said Akhan. “Sea tourism accounts for a significant part of tourism revenues, with yacht tourists spending 10 more times per capita than land tourists. Therefore, this industry is crucial in terms of its contribution to national income.”

The luxury marinas group, with six marinas in Turkey and Croatia, and with a growing global portfolio, will this year sponsor The Superyacht Owners’ Lounge (TSOL) at MYS. This exclusive venue for owners, VIPs and elite partners of TSOL’s hosts, will provide a strong platform to communicate the major strides taken by D-Marin in 2012.

Foremost of these is the Group’s recent acquisition of two marinas, Marina Dalmacija and Marina Borik, Croatia. D-Marin Dalmacija is the highest capacity marina in the Eastern Mediterranean basin with 1,200 berths in which 40 cater for superyachts up to 60m. D-Marin Borik, a charming, boutique marina has 177 berths with a maximum capacity for yachts up to 40m.

D-Marin will be unveiling plans to upgrade these strategically located marinas in line with D-Marin’s exceptional standards of luxury, technical facilities and emphasis on hospitality. D-Marin has pledged considerable injection of capital to achieve this. A phenomenal €17 million has been projected for D-Marin Dalmacija alone.

The second major announcement for Monaco is the appointment of Matthew Bate, CEO of D-Marin. Bate, brings extensive knowledge and experience in the development and global operations of marina and luxury waterfront destinations.

Looking ahead to Monaco, he said, “I am excited to be representing D-Marin at Monaco Yacht Show in such a significant period of the company’s growth.”

“Our goal for D-Marin is to provide all sectors of the industry with unique and world-class facilities that combined create an international network of marina destinations under the luxury D-Marin brand. With nearly 5,000 wet and dry berths within our portfolio we are well on our way to achieving this. I’m looking forward to sharing D-Marin’s vision to industry leaders at Monaco in preparation for our major splash on the international stage.”

Last year at Monaco, D-Marin gave a preview of a major marina expansion at D-Marin Mandalina, Croatia. Since then, this expansion which saw 79 new berths added for superyachts up to 140m has been up and running successfully since spring and D-Marin will be pleased to report a tremendous first six months of operation. More on this will be unveiled at the show.

Two superyacht marinas in Croatia acquired by D-Marin Marinas Group

May 15, 2012

Written by Zuzana Bednarova

Following the Sibenik Mandalina Marina acquisition, one of Turkey´s biggest investors in Marina operations, Doğuş Group, has now acquired other two superyacht marinas in Croatia. Marina Dalmacija as well as Marina Borik were officially taken over by the Group at a ceremony taking place in Croatia, where the Group signed a share takeover agreement.

Marina Dalmacija in Croatia

Marina Dalmacija in Croatia

Becoming both the shareholder, developer and operator of the marinas in Zadar, the Group acquired the shares from one of the region’s prominent businessmen Zdenko Zrilic.

Regarding the acquisition, “With our signature today, we are delighted to place Marina Dalmacija and Marina Borik under the roof of the D-Marin Group of Marinas. Our goal is to create an international chain of marinas under the D-Marin brand and extend Doğuş Group’s concept of service quality to a larger area in the Mediterranean” said Doğuş Group CEO Hüsnü Akhan. A total of €17 million worth of additional investment will be made in Marina Dalmacija, Croatia’s biggest marina, entailing modernisation, and construction of commercial and tourist facilities.

Doğuş Group first moved into the marina industry in 2003 with D-Marin Turgutreis Marina. In line with its goal of growing in the marina industry, it made D-Marin Didim operational in 2009. In the third quarter of 2010, the Group acquired Port Göcek and added it to the D-Marin Group of Marinas under the name of D-Marin Göcek. The construction of D-Marin Dalaman, in project design phase at the moment, is scheduled to start within this year.

While abroad, following its partnership agreement with Nautical Centre Prgin (NCP) in 2009, it took over the operation of Mandalina Marina in Sibenik, Croatia which has a very crucial position and potential in the Mediterranean basin. Upon the Group’s acquiring 76% of the shares of the marina and becoming the main shareholder as of September 2011, the marina started serving under the name D-Marin Mandalina.

Doğuş Group continues to develop its expertise acquired in marina investments and operations with its projects in Croatia. Marina Dalmacija acquired by Doğuş Group has a berthing capacity of 1200 in-water slips and 500 dry dock berths on land while Marina Borik has 200 in-water slips and 50 dry dock berths on land. The Group will develop and renovate the existing marinas in Zadar and will be operating the entire marina complex.

Along with these two new investments, Doğuş Marinas Group’s total berthing capacity in Croatia has exceeded the capacity of marinas in Turkey.

D-Marin flag will be flying in Croatia’s biggest marina

Doğuş Group will be making additional investment for modernisation and the construction of commercial and tourist facilities in the Marina Dalmacija marina, the highest capacity marina in the Eastern Mediterranean basin with a total of 1700 in-water slips and dry dock berths on land. In this project where the additional investment is planned to be €17 billion, the entire investment will be undertaken by Doğuş Group. Only 5 km from the Zadar International Airport, Marina Dalmacija is at an advantageous position due to this feature.

Doğuş Group CEO Hüsnü Akhan: “We are moving forward with determined strides toward our claim and goal of being a regional player.”

In a statement he made regarding the issue, Doğuş Group CEO Hüsnü Akhan has said the new investments they have undertaken in Croatia are the most concrete evidence to their strategy of becoming a global player in the region in the marina and yacht industry. “Croatia is the world’s most dynamic market in the area of marina and yacht industry. Its influence is increasing more and more in the Mediterranean basin and it is a very strong player as regards its experience and potential in this area.
